Self-employed builders' campaign
Ratkon Oy offers self-employed builders free building plans (building permit drawings)!
Inspired by the Construction Act that came into effect in 2025, we offer plans for basic functional buildings free of charge. The change in law enables the construction of small yard buildings under 30 m² and roofs of 50 m² without a permit. Projects require qualified designers and supervision, but no permits are required.
If you are considering building something larger, these also serve as an example of our company's quality level.
The permit drawings campaign is valid for the time being, but please contact us if you need the design of load-bearing structures for your project!

The pre-priced items belong to the usual (T) category in terms of design complexity and structural solutions. Items that are more demanding than this category (V and V+) or require master planning (PS) are always sent through a separate quotation request. Designs (RA or AR) include responsibilities as a person appointed for building supervision.
The structural design includes reinforced concrete cast-in-place foundations, a wooden frame constructed on site or from elements, and a water roof realized with NR roof trusses. Product component design of elements according to the suppliers chosen by the customer.
Other conditions
The additional pricing for the Top Ten municipalities takes into account the denser urban structure of these municipalities and the special regulations resulting from them, which must be followed in planning and negotiations with building control office.
The top ten municipalities affected by the pricing are as follows: Helsinki, Espoo, Tampere, Vantaa, Lahti, Jyväskylä, Kuopio, Pori, Oulu, Turku, Kouvola, Joensuu, Lappeenranta, Vaasa, Lohja, Tuusula, Rauma, Kerava, Kaarina, Raasepori, Mäntsälä, Valkeakoski, Naantali, Forssa, Akaa, Janakkala, Ylivieska, Uusikaupunki, Kalajoki, Kauniainen, Masku, Tammela, Jokioinen, Ypäjä, Humppila, Järvenpää, Hyvinkää, Utajärvi, Pudasjärvi, Pälkäne, Taivalkoski, Sipoo, Askola.
The pricing is also applied to smaller municipalities, where the aforementioned municipality acts as regional building control.

All prices are in euros and include VAT 25.5 %. Some assignments may entitle you to a household deduction, check it from the tax authority's website .
